Check a listing

Paste the draft. Risky phrases get a redline and a revision number, with the reason and safer wording. The fact lock holds the draft's claims against your facts, like a plan against the house.

Runs in your browser. Your text is never uploaded.

Pastes from your clipboard and drops the chat wrapper as it lands (the “Sure! Here's a listing” opener, markdown, emoji, the sign-off). Or type straight into the sheet below.

Copies MLS-clean text: straight quotes, no emoji, single spaces.

Fact lock

Paste a draft and its claims about the home line up here, from beds and baths to every feature.

Set what's true right in the row. Or and the numbers fill in.

Type your facts instead

Blank fields aren't checked. Put one feature per line, and start a line with “no” for what the home doesn't have (no pool).

Not legal advice. A rule-based word and fact check, not a compliance sign-off.

What this check covers

ListingLint's rules come from HUD's 1995 advertising guidance, 24 CFR § 100.75 and published REALTOR®/MLS word lists. It can't judge every context, it can miss things, and state and local laws add protected classes. A clean run means none of the rules fired. You're responsible for what you publish; when in doubt, ask your broker or a fair housing attorney.

Same rules and flags as this page, with nothing held back here. Pro adds what an office needs around the check:

  1. The printable review record for the listing file: flags, changes, your facts, the final text and sign-off lines.
  2. Your brokerage's phrase list, with your replacements, shared as a file.
  3. An offline copy in one HTML file that runs without internet.
